Re: Post PDI Review on line  homeowner’s perspective of having an inspector at the PDI

"Well today was my PDI and I had Carole from New Home Inspections come with me. The subject of bringing an inspector has been discussed in another thread for those who have been reading for a while so I wont revisit that subject.

I think it was definite worthwhile having her there as she noticed several things that I would have missed. All of them being things that should be fixed. She was also able to ask a lot of intelligent questions that I would have never ever thought to ask since they are mostly related to building standards, building codes, etc. basically I had an extra pair of experienced eyes looking at the house while my wife and I went through it the Matttamy rep.

Everyone is entitled to their opinion, and some others here may not think it is worthwhile to have someone accompany you to the PDI, but I think it was money well spent. The plain fact is mostly you are there to learn about your new home, and the Mattamy PDI rep moves along pretty quickly. Even if you are taking the time to look around you really can’t see everything without going back to a particular room 2 or 3 times, and there are so many little things that can be missed because you are looking one way instead of the other.

Having Carole there was great, since she was able to look around on her own while the Mattamy rep moved fairly quickly through the house showing the various features and finishes, etc. She was able to take her time and make a lot of notes, which she then discussed with the Mattamy rep in order to ensure that things ended up on the list. She filled up all the tubs to make sure the overflow drains worked and there were no leaks, checked all the closets, and all sorts of other stuff that are worth doing.

Among the things she found were:

  1. gaps in the tile behind 2 of the toilets
  2. uneven tile finishing in the en-suite shower stall
  3. a bowed wall in the en-suite shower
  4. scratches on the main bathroom tub
  5. uneven wall trim along the tile where they meet the roof
  6. rough, un sanded edges on most of the bedroom closet frames
  7. multiple small issues with the stain on the stairs and railings
  8. drywall tape shadows on the smooth ceiling in the living/dining room

In addition to this she made dozens of notes regarding items that she plans to review during the 30 Day inspection and developed a good understanding of the home and its current condition that see can use as a basis for future inspections
Her rates are very reasonable and I would highly recommend that buyers who have not had their PDI consider giving her a call to discuss using her services. In my opinion, its better to get these things found earlier rather than later.
